Higher mortgage rates are putting the brakes on demand, making it tough for many buyers to justify those monthly payments—and causing more folks to hit pause on their search. We’re seeing pending sales lose momentum, which means fewer buyers are making the leap from browsing to actually making offers. On the other side, homeowners with lower mortgage rates are understandably hesitant to give up those affordable payments, so we aren’t seeing as many new listings as we might expect. All of this adds up to a housing stalemate: buyers are holding out for better payment options, sellers aren’t eager to let go of their great rates, and activity remains unusually slow. Having worked with York County families and investors for over 20 years, I know how discouraging it can feel to be stuck in the middle of this tug-of-war. My focus is always on simplifying the process and providing honest, up-to-date guidance—whether you’re considering your next move or just want to understand what’s happening out there. Navigating these challenges takes creative thinking and a deep understanding of our local market, and I’m here to help you make sense of it all.

Lately, the real estate market feels a bit like a standstill.
